Industrial Park I is near capacity and is home to a number of company operations. Park I currently has an available 10 acre site which is zoned industrial and located at the corner of South Madison and SE 11th Street. The site is owned by TCWEDA, has a completed Phase I Environmental Site Assessment and is available for sale or lease. We welcome the opportunity to work with any interested company on this site as well as additional retail and industrial properties that are currently available. Development in Industrial Park I qualifies for New Market Tax Credits through the Cherokee Nation and is located in Enterprise Zone. Industrial Park I is also a targeted Employment Area and other potential incentives available.

Industrial Park II is relatively new and the roads, sewer, water and electric infrastructure are in the planning or construction phase. There is still time for any prospective clients to customize layouts. Industrial Park II is 59 acres, zoned industrial and located at the corner of SW 15th Street and SE 15th Street only 1/4 of a mile from Highway 69. Rail access is available and a pre-engineered study for a spur has already been completed. There is also additional land available which joins Industrial Park II. Unarco Ind. LLC. is one of Wagoner's largest employers and manufactures about a million shopping carts a year. Elastomer Specialities, Ductmate and Mueller Inc. are other major industrial companies located in Wagoner Industrial Park II.
